Redevelopment of 1990 Hosea L Williams Drive
PROJECT BACKGROUND
Redevelopment of a 7,200 sq. ft., two-story commercial building (circa 1926) located in the Kirkwood neighborhood of the city of Atlanta. Building consisted of a grocery store, a shoe shine/game room, and a closed club with minor fire damage on the second level. Building has been successfully redeveloped and currently houses ACES (a neighborhood bar and grill), Sacred Grounds (Independent Coffee House), Taki (Hair Salon), and a mixed use loft on the second story.
SUMMARY
Icon Development Corp. worked with the owner of this building over a three-year period on redevelopment of this property. The project was done is stages due to existing leases. First stage was the demolition and renovation of the second-story loft. Second stage was the demolition and construction of the middle space for the coffee house. Third stage was demolition of the final two spaces

- Recommended and worked closely with the Architect, for the design of the retail Spaces.
- Handled variance applications in front of the COA and the Neighborhood Associations for offsite parking for the restaurant and mixed-use residential 2nd story loft.
- Bringing 800 amp electrical service for the building to the rear.
- Installation of new storefronts
- Conducting a sewer capacity study for the addition of the Restaurant.
- Installation of 2 full food service kitchens.
- Use of tankless hot water heaters to conserve space
- Installation of 6 exposed duct HVAC systems.
